5 things every founder needs to know before signing an incubation agreement

Signing an incubation agreement is one of the most important decisions you’ll make as a founder. It determines where you work, who supports you, what you have access to, and how your company formation journey unfolds. Before you sign, here are five things you need to understand.

1. What’s included — and what isn’t

Not all incubation agreements are the same. Some cover just a desk. Others include CR registration support, mentor access, event invitations, printing, meeting rooms, and business support services. At Kickstart Bahrain, all members get access to high-speed WiFi, printing and scanning, meeting rooms, a training room, a content studio, pantry access, and our WhatsApp community, from day one. Know exactly what you’re signing up for before you sign.

2. CR registration — who handles it and how

If you’re setting up a company in Bahrain, your incubation address matters. Not every coworking space is licensed to provide a CR-registered address. At Kickstart Bahrain, we have 80 licensed addresses for commercial registration. Make sure the space you’re choosing can legally support your CR — and understand the difference between a virtual office address (correspondence only) and a dedicated desk or private office (CR-eligible).

3. The full company setup journey

Signing with an incubator is usually step one of a longer process. The full journey includes: service agreement with the incubator, Articles of Association, bank account opening and capital deposit, active CR licence, and then visa applications. Understanding this timeline upfront helps you plan your first 90 days properly and avoid delays.

4. Flexibility and exit terms

What happens if your plans change? Understand the notice period, what’s refundable, and whether you can upgrade your space as your team grows. Flexible terms aren’t just a nice-to-have, they’re essential for early-stage startups whose needs change fast.

5. What support actually looks like

An incubation agreement isn’t just a real estate transaction. The best incubators offer structured onboarding, regular check-ins, mentor connections, event access, and business advisory support. At Kickstart Bahrain, every new member sits down with our Facility Manager for a one-on-one consultation to understand their business and build a priority action plan. Ask the incubator you’re considering what their support actually looks like in practice, not just on paper.
